Hong Kong Property: Second-hand transaction volume for subdivided flats warms up, with the transaction volume in the first eight months reaching a three-year high for the same period.

Wang Pindi, Director of the Research Department at Hong Kong Property, stated that according to data from the Land Registry, in the first eight months of this year, 109 second-hand residential units were registered for transactions across 10 terrace housing estates in Hong Kong, an increase of approximately 11.2% compared to the 98 units during the same period last year, marking the highest number for the same period in three years. This year, the residential transaction performance has improved, and the second-hand terrace housing market has also seen some recovery. However, since the transaction base for terrace housing estates is generally small, the number of transaction registrations in certain estates can be easily influenced by a small number of transactions, leading to significant variation in performance among different estates. Data shows that in the first eight months of this year, the transaction volume of the 10 terrace housing estates exhibited a five increases, five decreases pattern compared to last year. Specifically, regarding the estates that recorded increases year-on-year, Sha Tin Qingbi Garden performed the best, with 7 transaction registrations, a significant increase of 2.5 times compared to last years 2 registrations; Diamond Hill Yuying Garden recorded 15 transaction registrations, doubling year-on-year; and Tseung Kwan O Diecui Court saw 27 transaction registrations, an increase of approximately 68.8% from 16 registrations last year. On the other hand, among the terrace estates that experienced a year-on-year decline in transaction volume, Tsing Yi Hongfu Garden recorded only 2 transaction registrations, a decrease of approximately 66.7% from last years 6 registrations; Kwai Chung Haijing Terrace recorded 10 transaction registrations, down about 52.4% from 21 registrations last year; and Ma On Shan Yajing Terrace recorded 8 transaction registrations, a decline of approximately 38.5% from last years 13. In terms of rankings, in the first eight months of this year, Tseung Kwan O Diecui Court had the highest transaction volume with 27 registrations; Diamond Hill Yuying Garden followed closely with 15 registrations; Ap Lei Chau Yuhai Garden and Ho Man Tin Yintu Court both recorded 14 registrations, tying for third place, with both also up approximately 55.6% from last years 9 registrations.
