Hong Kong Property: In February, Hong Kong has registered a second-hand residential property volume of over 5 million Hong Kong dollars, the second highest in nearly two years.
More than HK$5 million worth of second-hand units were registered in 90 transactions in the lower-income housing market, representing an increase of about 5.9% compared to 85 transactions in January. This outperforms the overall market, reaching the second-highest level in 21 months, nearly 2 years.
Director of the Research Department of Hong Kong Property, Wang Pindi, said that according to the data from the Land Registry, there were 465 registrations of second-hand Home Ownership Scheme flats in February, a decrease of about 17.3% from January's 562 registrations. Among them, there were 90 registrations of second-hand Home Ownership Scheme flats priced over 5 million Hong Kong dollars, an increase of about 5.9% from January's 85 registrations, outperforming the overall market and reaching the second highest level in nearly 2 years.
In addition, the ratio of registrations of second-hand Home Ownership Scheme flats to the total registrations also increased from about 15.1% in January to about 19.4% in February, an increase of about 4.3 percentage points, reaching a new high of over 2 years. Since it takes time from signing the sales contract to submitting it for registration at the Land Registry, the registrations in February generally reflect the market conditions in January.
In terms of the performance of registrations of second-hand Home Ownership Scheme flats priced over 5 million dollars in February by district, there were 19 registrations in Hong Kong Island, an increase of about 26.7% from January's 15 registrations, showing the most significant increase among the three districts; there were 32 registrations in Kowloon, an increase of about 3.2% from January's 31 registrations; and there were 39 registrations of second-hand Home Ownership Scheme flats priced over 5 million dollars in the New Territories, the highest among the three districts, remaining stable compared to January.
Regarding the ranking of estates with registrations of second-hand Home Ownership Scheme flats priced over 5 million dollars in February, Kang Shan Garden in Quarry Bay topped the list with 6 registrations, an increase of 20% from January's 5 registrations; Bel-Air on the Peak in Tseung Kwan O ranked second with 5 registrations, an increase of 1.5 times from January's 2 registrations; and VIVA in San Po Kong ranked third with 4 registrations of second-hand Home Ownership Scheme flats priced over 5 million dollars, an increase of 3 times from January's 1 registration.
