Data from the Statistics and Census Bureau of Macau shows that in the first quarter of this year, a total of 1,348 building units and parking spaces completed the stamp duty payment process for buying and selling, with a total value of 5.33 billion Macau Patacas, respectively, representing a 1.5% and 28.4% decrease compared to the fourth quarter of 2024.

The average price per square meter of residential units decreased by 5.5% to 71,859 MOP, with a total of 212 residential units receiving usage permits during the quarter.
In the first quarter, there were 754 residential units transactions, a decrease of 130 units from the previous quarter, with a total transaction value of 36.9 billion MOP, a decrease of 27.4%. The number and value of spot residential transactions decreased by 17.6% and 29% respectively, while transactions for residential pre-sales increased by 8 units to a total of 110, with a total value of 4.9 billion MOP.
The average price per square meter of residential units decreased by 5.5% in the quarter, with decreases in Macao Peninsula (68,043 MOP), Taipa (78,547 MOP), and Coloane (76,441 MOP) of 2.6%, 3.6%, and 24.5% respectively. Spot residential properties saw an average price decrease of 5.7% to 70,768 MOP, with most transactions occurring in central Taipa (99 units), Hac Sa New Reclamation Zone (83 units), and Hac Sa and Areia Preta area (55 units), with average prices of 77,141 MOP, 92,192 MOP, and 63,791 MOP per square meter, respectively. The average price of pre-sale residential properties decreased by 31.2% to 81,448 MOP.
The average price per square meter of office units decreased by 10.1% to 58,652 MOP, while industrial units increased by 5.5% to 34,361 MOP.
In terms of private construction, as of the end of the first quarter, there were 5,174 residential units under design and 1,785 under construction, with 104 units undergoing inspection. During the quarter, 212 residential units received usage permits, all of which were non-compartmental units on the Macao Peninsula. A total of 32 residential units received building permits, all of which were also located on the Macao Peninsula, with non-compartmental units and two-bedroom units accounting for 43.7% and 56.3% respectively.
