CRIC: National land auction transactions rose sharply year-on-year and month-on-month in October, with a window for concentrated land supply expected at year-end.
Zhitong Finance APP has learned that CRIC Real Estate Research has released an analysis report on investment and land acquisition by Chinese real estate enterprises for January-October 2026. In October, the national transaction floor area of operating land through public bidding, auction, and listing was 147.705 million square meters, up 153.4% month-on-month and up 58.8% year-on-year; the transaction amount was 420.97 billion yuan, up 106.5% month-on-month and up 73.2% year-on-year; the average transaction floor price was 2,850 yuan/square meter, down 18.5% month-on-month and up 9.1% year-on-year. Looking ahead, the supply side is the key variable determining subsequent trends. As the annual land supply plan enters its final stage, local governments may again see a concentrated land release window in the fourth quarter as they seek to meet annual land transfer revenue targets, and monthly fluctuations in total supply will continue. However, after the concentrated increase in September, October's supply floor area shrank sharply by 80.5% month-on-month, which also reflects local governments' wait-and-see attitude and insufficient willingness to "trade price for volume" against the backdrop of limited market absorption capacity. The actual recovery of the land supply pace still needs to be observed.
