In July, new home sales in Shenzhen rose by over 30% year-on-year. After the relaxation of purchase restrictions, the number of out-of-town buyers doubled. Industry insiders are optimistic about the market trends in September and October.
In July, Shenzhen's real estate market was unexpectedly active during the traditionally slow season. Data shows that in July, the city recorded 2,664 new residential property sales, a year-on-year increase of 32.5%. Reporters visited several new developments on sale in Shenzhen, where staff indicated that since the April 29 relaxation of purchase restrictions in core areas, a large influx of buyers from other regions has occurred. The proportion of out-of-town buyers has risen from less than 10% in previous years to over 20% and continues to grow. Additionally, apartment buildings are nearing sold-out status, with some projects selling 40% of their units immediately upon opening, and nearly 120 residential units sold in just three and a half months. Industry insiders believe there is general optimism for the upcoming traditional peak sales period of September and October.
