Shanghai's new housing prices have seen the highest growth in the country, while from January to July, the net signed sales of commercial apartments in Shenzhen increased by over 60%.
Data shows that in July, Shanghai recorded 2,796 transactions of commodity residential properties, with new residential prices rising by 0.96% month-on-month, the highest increase in the country. The land auction market in Shanghai also maintained a high level of activity this year, with four instances of land parcels exceeding a premium rate of 35%. Industry insiders indicate that the high premium transactions in core areas highlight the long-term value of Shanghai's central regions, and the heat in the land market is expected to further boost buyers' confidence in entering the market. In July, Shenzhen's real estate market continued the active trend seen in the spring. According to data from the Shenzhen Municipal Housing and Urban-Rural Development Bureau, there were 3,529 newly signed sales of commodity residential properties across the city in July, a year-on-year increase of 32.7%; there were 4,795 newly signed sales of second-hand residential properties, a year-on-year increase of 3%, accounting for about 60% of the total transactions in commodity residential properties. From January to July this year, nearly 6,978 of both first-hand and second-hand commercial apartments were signed in the city, marking a 60.6% year-on-year increase.
