With the completion of the fifth batch of centralized land supply, the land market in Shanghai officially closed for the first half of the year. In the first six months, Shanghai auctioned off a total of 17 residential land parcels, fetching 43.6 billion yuan. From the perspective of transaction performance, the heat of land auctions in Shanghai is showing a clear rebound: at the beginning of the year, some plots were still sold at the minimum price, while recently high premium plots have emerged continuously, and developers' investment confidence continues to recover. At the same time, the sixth batch of centralized land supply in Shanghai has been launched, with a Yangpu riverside plot with a starting price of over a billion yuan about to enter the market. Some real estate companies have already started layout in advance, and a new round of land competition may continue to heat up.
