Guangzhou: New loan housing or collateral with incomplete building structure, unable to be freely listed for circulation, will not be granted loans.

On June 8, 2026, the Guangzhou Housing Fund Management Center issued the "Implementation Measures for Individual Housing Loans with Guangzhou Housing Fund." The measures added the following situations in which loans will not be granted: the housing for which the loan is applied or the mortgaged property has an incomplete building structure and cannot be freely circulated on the market, the housing for which the loan is applied has a residential right established on it; the applicant buys and sells housing with parents, children, or spouse, buying and selling housing with the original spouse within one year of divorce; the same borrower applies for housing provident fund loans for the same housing again. The above-mentioned new situations aim to prevent risks such as difficulty in realizing housing assets, fraudulent transactions, and using divorce to obtain loans, plug operational loopholes, and ensure the safety of the housing provident fund.
