According to data from the Tokyo Real Estate Research Institute, the average listing price of second-hand apartments in central Tokyo has increased by nearly 90% over the past three years until January of this year. However, in February, the price decreased by 0.2% from the previous month, marking the first monthly decline in nearly three years. In March, it further decreased by 0.2%. The increase in inventory is another warning signal. According to Tokyo Prefecture's statistics, the inventory of second-hand apartments has been continuously rising since the end of 2024 and has reached the highest level since data has been available since 2005. A senior chief research officer at the Tokyo Central Research Institute stated, "Prices have risen too high. Sellers are forced to adopt a more conservative pricing strategy. Setting prices as high as before is no longer feasible." The cooling of the apartment market in Tokyo is due to higher interest rates and rising property prices, making buyers more cautious and curbing the soaring prices in some of the most expensive areas. The average price of a typical apartment in Tokyo is around 18 times the annual income, while this ratio is slightly higher than 10 times for the whole of Japan (Nikkei News).
