According to the latest data from the China Index Research Institute, based on the survey data of the new and second-hand housing sales markets in 100 cities nationwide and the rental market in 50 cities by the China Real Estate Index System: In March 2026, the "early spring" market in core cities has emerged, combined with stable owner expectations. The average price of second-hand housing in the 100 cities is 12,792 yuan per square meter, a month-on-month decrease of 0.34%, narrowing by 0.2 percentage points compared to the previous month, and has been narrowing for the third consecutive month; a year-on-year decrease of 8.55%. In the core cities, the average listing price of second-hand housing in Shanghai has increased month-on-month, ending the previous 33-month decline. In terms of new housing, there has been an increase in new housing offerings by real estate developers in March, with high-end improvement projects entering the market in cities such as Hangzhou, Shanghai, and Guangzhou, driving a structural increase in new housing prices in the 100 cities. The average price of new residential housing in the 100 cities is 17,115 yuan per square meter, a month-on-month increase of 0.05% and a year-on-year increase of 2.24%. As for rental housing, the post-Spring Festival rush back to work has led to a concentrated release of rental housing demand, with the average rent for housing in the 50 cities at 34.00 yuan per square meter per month, a month-on-month increase of 0.09% and a year-on-year decrease of 3.65%.
