Shenzhen's real estate market continued to rebound in January: the first affordable housing project of the year was sold out, and the data for new and second-hand housing transactions was impressive.
On January 31st, Shenzhen's first affordable housing project this year, Shenzhen Metro Mingzhu Fang, sold out upon opening. According to the Shenzhen Housing and Construction Bureau, not only affordable housing units were sought after, but transactions for commercial residential properties and apartments were also impressive. Data shows that the Shenzhen real estate market has continued to show signs of recovery at the end of 2025. In January 2026, over 10,000 new and second-hand homes were signed online, which is roughly the same as December last year. Among them, the number of second-hand home signings increased by 25% year-on-year and 7% month-on-month, continuously rising for three consecutive weeks, indicating a steady recovery in the market. During the New Year period in 2026, the number of second-hand home viewings at the Le You Jia store increased by 81% year-on-year, while the signing volume increased by 43% year-on-year. The head of the Shenzhen Real Estate Agency Association stated that many homebuyers are transitioning from hesitancy to action.
