Recently, many netizens have discovered that multiple residential units in the "Century Jiangwan" community located in the New Jiangwan City district in Shanghai are listed on the Beike platform at very similar prices. For example, there are four 93-square-meter three-bedroom apartments listed at a total price of 14.6 million yuan, and another 93-square-meter residential unit listed at 14.7 million yuan. Some netizens speculate that some homeowners in this community have formed a "price alliance" and started a "price defense war". What is the actual situation? First Financial interviewed a branch of the real estate agency Lianjia located in this district. The branch told reporters, "Indeed, there are several units with the same price of 93 square meters. It started with one homeowner listing at this price, and then gradually other homeowners followed suit based on the previous listing price. When we asked the homeowners, they said they actually do not know each other." Furthermore, a real estate agent from another agency specializing in second-hand housing transactions in this district also told reporters, "The possibility of forming a 'price alliance' should be small, because in my daily viewings, when there are buyers willing to negotiate, some homeowners are still willing to negotiate; also, there are occasional adjustments in listing prices, both upward and downward."
