CELESTIAL ASIA (01049) intends to lease the property at Yuen Hang Road, Tseung Kwan O for the purpose of operating a retail management business shop.

CELESTIAL ASIA (01049) announced that on September 9, 2026, the board of directors declared that the agent for Hengji Sunshine Property Management Limited (acting as the owners agent) (each an independent third party) has confirmed and accepted the lease offer made by the tenant (a subsidiary of the company) concerning the leasing of the properties for use as retail management business shops for the Group. The properties are G8 and G9 on the basement level of Phase 1 of Metro City, located at 1 Yuen Hong Road, Tseung Kwan O. By entering into the lease offer, the Group will be able to operate retail business in these properties, allowing the Group to generate income and maintain its operational scale. The terms of the lease offer were determined through fair negotiation based on the current market rental prices of comparable properties in the vicinity. After considering the above circumstances, the board of directors believes that entering into the lease offer is in line with the Group's day-to-day business operations, conducted under general commercial terms, and is fair and reasonable. Furthermore, the lease offer and the transactions contemplated therein are in the overall interests of the company and its shareholders.
