Macau: The average rent per square meter of residential units in the first quarter has decreased by 0.4% to 140 Macau Patacas.

According to data from the Statistics and Census Bureau of Macao, the average rent per square meter of usable area for residential units in the first quarter of 2026 decreased by 0.4% compared to the fourth quarter of 2025, reaching 140 Macau Patacas.
According to data from the Macao Statistics and Census Bureau, in the first quarter of 2026, the average rent per square meter of usable area for residential units fell by 0.4% to 140 Macao patacas (MOP), compared to the fourth quarter of 2025. The average rent for retail units was 467 MOP, down by 1.2% compared to the previous quarter; while office units (274 MOP) and industrial units (117 MOP) saw decreases of 1.5% and 2.2% respectively. In terms of residential units, the average rent in So Lzaro (119 MOP) and Central District (119 MOP) decreased by 1.5% and 0.3% respectively, while the rents in Outer Harbour and Nam Van Lake New Reclamation Area (148 MOP) and NAPE Area (123 MOP) increased by 0.8% and 0.7% respectively. When analyzed by usable area, the average rent for residential units between 50 and 99.9 square meters (139 MOP) decreased by 0.6% compared to the previous quarter, while units between 100 and 149.9 square meters (130 MOP) and 150 square meters and above (124 MOP) increased by 0.2% simultaneously. For retail units, the rents in So Lzaro (306 MOP) and Freguesia de Santo Antnio (443 MOP) decreased by 2.4% and 1.1% respectively, mainly due to the impact of new leases with lower rental values; while rents in the Central District (656 MOP) and Areia Preta and Ilha Verde Area (439 MOP) increased by 1.2% and 0.7% respectively. Compared to the first quarter of 2025, the average rent for residential units increased by 0.9%, while office, industrial, and retail units each saw decreases of 5.3%, 4.7%, and 3.4% respectively. The rental statistics are sourced from the Property Tax and Real Estate Lease Declaration of the Financial Services Bureau, and the classification of building unit types is based on property registration use. The statistics cover the entire leasing of building units with leases that have not expired, but do not include units owned by the SAR government or charitable organizations, etc.
