Hong Kong Property: Hong Kong's second-hand residential registrations in November exceeded 5 to 10 million Hong Kong dollars, reaching a record high of 1392 transactions in 7 months.
In November, there were 1,392 transactions of second-hand residential properties (including second-hand private residences and second-hand public housing) valued at over 5 to 10 million Hong Kong dollars, an increase of approximately 3.4% compared to October's 1,346 transactions. This marks the third consecutive month of increase and sets a new high for the past 7 months.
Director of Research Department of Hong Kong Property Management, Wang Pindi, stated that according to the data from the Land Registry, there were 1,392 registrations of second-hand residential properties (including both second-hand private homes and second-hand public housing) priced between 5 million to 10 million Hong Kong dollars in November. This is an increase of about 3.4% from October's 1,346 registrations, marking a three-month consecutive increase and reaching a seven-month high.
As the time required from signing the sales agreement to registering with the Land Registry is taken into consideration, the registrations in November mainly reflect the market conditions in October.
Breaking down the registrations of second-hand residential properties priced between 5 million to 10 million Hong Kong dollars in November by region, the New Territories recorded 746 registrations, a 14.4% increase from October's 652 registrations. This led to an overall improvement in the registrations of second-hand residential properties in this price range, mainly due to significant increases in registrations in certain housing estates in the area, such as a 5-fold increase in PARK YOHO and a 3-fold increase in Whampoa Garden. In contrast, Hong Kong Island recorded 276 registrations, a 5.5% decrease from October's 292 registrations, and Kowloon recorded 370 registrations, an 8% decrease from October's 402 registrations.
In terms of the ranking of housing estates with registrations of second-hand residential properties priced between 5 million to 10 million Hong Kong dollars in November, Sun Kwong Court topped the list with 54 registrations, a 14.9% increase from October's 47 registrations. Whampoa Garden came in second with 26 registrations, an 8.3% increase from October's 24 registrations. New Town Plaza and Mei Foo Sun Chuen followed closely with 24 registrations each, with New Town Plaza seeing an 84.6% increase from October's 13 registrations and Mei Foo Sun Chuen seeing a 20% decrease from October's 30 registrations.
